Yes I would recommend so. Reason, the property management companies will not only work well for you, but they also have the means to check tenants credit and rental history.
They also have a budget for advertising they should have a tenant for you very quickly.

Why am i paying a higher home ins. premium for a 2/2 no garage/ no lanai/ no porches and only 960 sq. footage on a 16 year old house. My premium costing me over 3200.00 per year.
When my nieghbor has a newer 3/2/2 1400 sq. feet plus a screened lanai. There house is 3 years newer and they are paying just over 1500.00 per year.
My mortgage company states i have to have a minimium of 166,000 for the dwelling when the house is valued at 60,000.00. Also states i must carry 83,000.00 for personal property when i could replace all the contents for less than 7,000.00 and that is high. Yet they insist i have to keep this coverage.
So lets say god forbid something happens and my house were destroyed and its contents. There is no way that the ins. co. is going to pay me the 166,000.00 plus 83,000.00 along with the 16,610.00 for the other contents which would be my shed and the items in it. I could buy a brand new 3/2/2 with patio, repace all of my valuables, including my car. The house is not valued at that price nor are the contents. So they are charging me a high rate of which they would never pay out as all of my assets would not valued as such. Why charge me for something they could nor would ever have to pay out?... more
I'm an agent and landlord in Indiana, so I'm sure the landlord tenant laws differ some. In Indiana, it is quite easy to evict someone if needed. When you say they backed out, did they stop paying rent, move out already? Depending on the details, it is probably best to consult an attorney. I have had to complete two evictions and it's quite easy in Indiana, just have to take the time to file the paperwork with the court. I did both without an attorney, got my judgements for rent owed, late fees, damage to property, etc. I also got wage garnishments set up and got the money owed to me.... more
It is up to the buyer now. It doesn't sound like a corporation, otherwise you probably would have been asked to leave ASAP. Wait until the buyer gets in touch with you, but in the meantime, start packing. You might not know when you have to go, but it is more than likely you have to go. If it went off the market in March after being a short sale, it could have been that the sellers just decided not to sell. It could have also been foreclosed upon.. Bill this is definitely a lender question that should only be answered by them. Try contacting a local lender to see if there are any programs that would work for you. There are many that provide excellent service and even if they don't have a program that works for your circumstances, can help you get on the right track to be able to obtain a loan down the road, that's what they are there for. One thing I might add is that you need to have a great virtual tour and tell about what there is to do in the area where the home is located. Most people what to know how far the home is located from an airport and what attractions are available while they're there.
