If you want your offer accepted, have your Realtor do a Comparative Market Analysis (CMA) on the property using SOLD comps within a 1 mile radius of the property (the closer, the better) that have SOLD within the last 3 months. This will give you current market value and this is what you should base your offer on - not on list price. The short sale lender is going to have either a Broker Price Opinion (BPO) or Appraisal done to determine current market value before they will even consider accepting an offer.
The best way to list and sell your home is to find an experienced realtor in your area, with experience in selling the type of home you have.

Hello, I own a house on Peachtree Street only one street over from Falls Road. I've found the traffic dies down in the evening leaving the area very peaceful and believe crime is not a problem in the area. Most of the area is on high ground so flooding from storms is not an issue as in some areas of the city. As we did I would call the local police department to put your mind at ease.
