I actually think it serves you well you pay with cash (if by doing this you are not using money you may need 'freed up' in the near future). Then your investment property will not be a hardship to you if you go several months without a tenant occupying the property.
If your goal is to sell later and use the money for college tuition, retirement, etc., you are hoping that the income from the sale property will help with those items, plus hopefully you will be able to receive a rent payment that allows you to get a solid return on your investment.
