I simply recommend you hire someone you trust. As a general rule someone with a buyer already for a home with little background won't likely be representing you and by law absent other agreements with you, would be a dual agent.
Id recommend you either list yourself with a discount broker and represent and show the place your self or pick someone who specializes in seller representation and property marketing. Will the agent advertise? What placement do you get with them on the Internet? Are you taking professional pictures or just pictures on the camera/phone? How often where there be an open house? What dedicated newspaper ads do you get? The more ou get a clear knowledge of what you are getting the better

It is a tough market out there, especially in these types of circumstances. It will be imperative for you to choose the right agent to market and advertise your property to get it sold.
One good option that others have not mentioned would be the possibility of doing a short sale where your bank agrees to accept less than what it is owed on the property. 19111 has a lot of inventory so if you cannot clear title (sell the property for more than what is owed plus real estate closing costs) than looking into a short sale may not be a bad idea.
