All commissions are negotiable.......you need to interview a few local agents to see what they would charge... AND, more mportantly, to see if they are willing to work with you in the creative manner you described above.
I doubt anyone would "market" your home without a written agreement of some kind.........if you want to be creative, then look for someone who will go along with that.
