It's difficult to say. There is more information that is needed in order to determine. Is it a 2 unit? 3? Is the property actually a true mix-use? Will you be using it as a full residential and converting back from a mix-use? What is your credit scores? You get the idea!
I can do 20% down payment, but again, there is more info that is needed to determine if you're qualified. I would suggest meeting with a Loan Officer and getting a 2nd opinion.
