As if closing costs for a Home Buyer in New York aren't high enough, when purchasing a newly-constructed home the Purchaser ALSO pays the Seller/Builder closing costs. Negotiable? Doubtful. I did my first new construction loan on Staten Island over twenty years ago and I was as shocked as you to discover this oft-overlooked cost.
Not clear why your mortgage professional did not prepare you for this. You should consider using a different Mortgage Banker. If your mortgage pro is leaving out of the conversation something so important, imagine what else gets left out in your process.
