I know your going to pass the exam and start a great career in real estate. I would also suggest fir practice help if needed theres a website that I used that's of courser "FREE". A woman Joyce B. Sterling created a website for all professional agents to have help with the exam or just Reilly basic information and questions. I took her exams on line and study all the material along with what I already had abd pass the test and as soon as I passed I contacted her and thanked her for all of her help. Joyce is not even a agent in my state I live all the way in NJ and it truly didn't matter when it comes to the state you live in be ause all genetic questions still applies from state to state.

Not sure if you have a question, but I'll guess at an answer.
To perform A CCO (certificate of continued occupancy) inspection you should have your agent find out from the building and or fire department of all the requirements neccessary (ie., smoke and carbon detector locations, fire extinguisher, etc.) and any fees associated with applying for it. Typically the seller performs the CCO but in some circumstances like short sales or foreclosure it becomes the buyer's responsibility. It's a SHORT sale, not a "quick" sale.
If the bank approves your short sale, then you're generally off the hook regarding responsibility for the mortgage. I've heard of situations where the lender asks the seller to sign a note for the difference. Avoid that if at all possible. The whole point of a short sale is that the lender is coming up "short"--that the lender loses the amount of money between: (1) what the seller owes on the mortgage, and (2) the sales price.
And a side note: short sales are seldom quick. People confuse those terms. Short sales can easily take months to accomplish. Some go on for more than a year. So don't assume it's an easy or quick way to resolve your problems.... more
That's a question with no definite answer because everyone has different needs and priorities. Most people with small children prefer to be near an elementary school and live off well traveled streets (like Grove Road and Maple Ave.). I suggest you drive around the area when the elementary schools dismiss and watch the direction the majority of children head.
You would also want to look for streets that have the homes set up so your kids can go outside and play. From there you will need to look at price and home sizes to evaluate what fits within your budget.
