Closing costs will vary depending on the lender, your selection of various ways of dealing with them, the date your close, the insurance you select, the rate you get, just to name a few factors.
What is strongly recommended is to meet with a local mortgage broker to review your qualifications, loan programs, and ways to deal with the closing costs.
One option to consider if cash is tight is to request the seller pay a portion; Seller to pay $5000 of the buyer's allowable closing costs. Because this costs the seller the $5000 or whatever amount your lender requires, consider it equal to asking for a discount. Just be specific in the dollar amount with your offer. Any unused funds are returned to the seller. If you request less than is needed, you'll need to make up the difference.
