About Me
I have been a licensed real estate agent, serving Twin Citiies of Minnesota home buyers and sellers since 1994. I was given the opportunity to be an Exclusive Buyer Agent from 1999-2008. Now, I am fortunate to be able to serve both buyers and sellers with MN Real Estate Team at RE/Max Advantage Plus.

While traveling for many years as a performer, I developed an interest in historical architecture and home design. Combined with my communication skills and attention to detail, a career in real estate felt like a natural transition.

After extensive real estate training and earning my Graduate of REALTOR® Institute distinction (akin to a master's degree of real estate), I joined one of the top real estate sales teams in the Twin Cities. I am among the first class of real estate agents to earn the Board sanctioned title of CBR, Certified Buyer Representative as well as the Real Estate Buyers Agent Council of the National Association of Realtors' distinction of Accredited Buyer Representative (ABR).

I agree with Shannon about web presence. It is ESSENTIAL in today's market to have a web presence. If nothing else, it just provides credibility. However, I will also say, that if there are buyers out there looking, if it's on the MLS, they would still be able to find it if they have an agent. - Tue Nov 11 2008, 09:40
Sheesh, you are in a tough situation. The fact is, if your house is priced right and there are buyers out there for this type of property, you should be generating offers and showings. Sometimes, if your house has been on the market a LONG time and has been at several different price points, it makes it less desirable. Don't ask me why, it's all psychological. At this point, I think it might be valuable to see what other homes in your area have sold AT ALL! If there's nothing going on around you for properties available, it will tell you that your market just isn't generating any activity. Not surprising since getting a mortgage was really tough (continues to be stringent standards) out there. From there, you may just have to bite the bullet and leave it on the market or discuss taking it off until after the holidays. Good luck! - Mon Nov 10 2008, 14:31

Yes, my colleague listed here is correct about the taxes. As for your mortgage, you cannot change the conditions of your loan because that's what your house was worth when you bought it. There are programs out there to assist home owners in adjusting their loan amounts and/or interest rates, but those programs are for people in financial trouble, and you have to prove you do NOT have the money to cover what you currently owe. - Sun Nov 9 2008, 11:24

Lenny makes a good point about short sale/foreclosure situations as opposed to a willing seller. If it's a willing seller, most likely they will respond to you in a timely fashion. However, if you don't want to be subject to the waiting, you can put a time limit on the response time. This can backfire, so make sure you are willing to walk away if the sellers don't adhere to your restrictions. As far as banks on short sales and foreclosures, all bets are off. There are no rules about how long they can take to respond to your offer, whether accept, reject or counter. If that's the case, be prepared for a long siege. - Thu Oct 23 2008, 17:33
