You never really know what a seller will accept. In the Central Florida (Orlando) market where I practice Real Estate, your offer would not be unusual and it would have a better than average chance of being accepted. I don't know if the market is as strong for buyers where you live, but if it is, give it a shot. Try to work with a local Realtor who knows the market well and can show you recent sales in the area. I have a great deal of experience working with Real Estate Investors, both local and from out of state. Over the past several years 80% of my buyers/sellers have been investors. I enjoy working with people who are new to real estate investing and helping them to learn the ins and outs. I am proud to say some of the people who have started buying 60K - 90K properties are now able to purchase multi unit buildings and commercial properties. I work with every experience level and every price level. It is not unusual for me to be working with a 75K bank foreclosure and a multimillion dollar property at the same time. I am always looking for good deals in the marketplace and there are many to be had in Central Florida at this time.
