Debzani,
I would be happy to work with you and look at all of your options. The mortgage market is changing almost daily. With your credit score and 5%, you will have a few different ways to go. I do not know of a lender in our market who is doing 80/20s any more. I work for HomeServices Lending--we are a full service, national lender. I offer a free float down prior to closing, if rates improve. Please contact me if I can be of any service.

The $64,000 question!!!! My best advice is that you hook up with a realtor quickly. In Winston Salem, the portion of the market that moves the fastest is homes below $250,000, right now. I strongly recommend you connect with a buyer's agent at Prudential Carolinas Realty. I would be delighted to help you get pre-approved for your home mortgage--no strings attached. Please feel free to call or email me to start the process. I'll be ready to help! - Wed Jul 23 2008, 17:50

With gas prices being what they are, I have to say I prefer in-town neighborhoods. Much depends on whether or not you have children; what your school needs are etc. Winston Salem has so many distinctive neighborhoods; everything from victorian, to craftsman, to "brady bunch" and beyond. You should be able to find a style you like. There are very few sections of Winston where I would not fee "safe". It's a great place to live and a wonderful place to raise a family. For new construction, in town, try Old Pfafftown Square--just off of Yadkinville Rd and Shattalon. Great homes; quality construction; very reasonably priced. - Wed Jul 23 2008, 17:43

Ewa,
I've lived in Winston Salem since 1999. Town and Country is very conveniently located and is full of families of all ages. Many of my clients have purchased homes in the Town and Country area. It's a great place to get a lot of home for the money. If you are looking for an agent who truly understands the Winston Salem real estate market, I strongly suggest working with an agent from Prudential Carolinas. I would be happy to recommend several agents to you. Please feel free to contact me to get pre-approved for your mortgage. There is no fee, and I will be happy to help you find the best loan for your needs. You can reach me at 336.748.2038 - Wed Jul 23 2008, 17:35

Will the mortgage interest rates continue to rise?

kathryn.bornac answered:
It's honestly a tough call. Rates worsened several times last week. They seem to have stabelized early this week. That being said, I would always recommend locking your loan now. We offer a free float down prior to closing, if rates improve. It is better to be safe than sorry. Please feel free to contact me if I can be of any help. - Wed Jul 23 2008, 17:14
