Hi Thomas,

Builders will usually throw in additional items like appliances, closing costs, etc. instead of reducing the price so it will not negatively impact future appraisals in the neighborhood. The builder has to prove to the bank what he is building is of value and items such as appliances, fencing, etc. can be purchased in "bulk."

Hi Sandy,

I have lived in Wilmington for the last 7 years and feel perfectly safe here even in "downtown" Wilmington. The crime stats are not accurate of our area. You are not the first person that has posed this question to me. If your price range, is a $100K there are areas you can look in and feel safe.

Are you currently working with a Realtor in Wilmington? If not, I would be glad to help you. Also, your loan pre-approval you may want to have that reevaluated by a local "Wilmington lender. They are active in the market here and make lending based upon the market and not so much the lending guidelines. Please call or email me if I can help you. Hi Rose,
The agent should present an offer to you with what is called an "Unrepresented Seller Fee and Disclosure Statement." That will outline their commission for putting the deal together. I would advise you to accept whatever the agent feels they are worth and negotiate the sales price so that your net gain/loss is the same.

Yes fractional ownership is becoming more popular at Wrightsville Beach. With large oceanfront homes sitting on the market for longer times, many builders are turning to fractional ownership to help bring in some revenue from the home.
