Hi Chris, Yes most things are negotiable. If you have an agent they should be able to write your wants into the contract. If the sellers don't want to give they will let you know with a counter offer. Just ask and you may get what you want weather its a dollar amount allowance or to have the home tailored to your needs.

If they accepted it yes. Foreclosures are done via the internet. The original documents have to be overnighted and signed by the bank. They will then send them back. I would be happy to see the property pending. Most are left on the market to attract back up offers in case financing falls through. Foreclosures are very time consuming. Be patient and it should pay off.

Hi Paula, Short sales can be very complicated. The bank is pretty much in charge but doesn't really care to much at this point because they don't have possession. Every bank is different. The seller doesnt usually make any money on the deal so I would venture to say no they will not be paying any closing costs. I would recommend buying a bank owned verses and short sale. There are exceptions of course. If your asking price is close to what is owed there may be some negotiating room. Realtor fees are usually paid by the seller as well, up to 3% to the buyers agent. What ever you do dont get your hopes up to high and expect to wait. Some banks drag it out until the 6 months is almost up.

Hi Tina, If your home is priced right you should not have to worry to much about how long it is on the market. If you are thinking of selling you can check sold homes on certain websites feel free to go to mine and search at the bottom of the home page.
You also want to make your home the most desirable in order to get it sold in todays market.

Just let him know. If he said it is a hassle he is letting you know he is fed up. Foreclosures can be especially if it is a short sale situation or the agent does not know much about the banks process. He may be disappointed because he has invested so much time with you. It is important you are realistic about your offers you are writing as well what your needs are verses your wants. It can be as simple as an email to him letting him know you need to move on. It happens all the time. The sooner the better so you can get started with a new agent.
