I have been looking at your situation and still have not come up with a good answer. There certainly a buzz right now in that showing on all price ranges are up in the area, still getting showings? As Realtors we get wayyy too much credit when houses sell and wayyy too much blame when they do not. 3 Yr old home.., Im guessing a LOT of competition? Hate to say it but 90% of it is price. 2 sty foyers are on their way out and 2 sty greatrooms even more so. First time homebuyers still like them but 2nd time & up basically are saying, been there, done that, don't waste the space (or heat it too). I has a wow factor but it wears off the second time through - Thu May 8 2008, 11:58
You got the stats, but ask anybody who lives there, they love it. The worst has pretty much shaken itself out. I think It is now a great value there for the age & size of homes in Westerville Schools. Homebuyers were only a small number of the forclosures, there were speculators in there who after the first renters left, they quit paying. There is a new trend in financing homes that is jusst starting to hit the U.S. Its called Truth in Equity. It sounds like a scam at first but many Buyers like yourself probably fit the profile.
