Have it inspected specifically for mold. The inspection should be able to identify if you have reason to be concerned and offer advice to abate the problem if one exists.

If is important to take this beyond the regular home inspection which basically check the condition of the homes operating systems. An average structural home inspection may or may not detect a problem.

Mold has the potential of being a difficult and costly problem.....be sure it's ruled out before going to closing.

One of the pro's obviously you have a party that is willing to purchase your property. On the negative side some people tend to change their mind easily and often and if they do not take care of the property, you could end up getting it bacl in less than acceptable condition.

It's our opinion that an owner should protect their interests by requesting a significant deposit that will serve as a reminder of the importance of being responsible.

Get an approval letter form your lender for the exact amount of your offer and present this with your offer. It is what it is...the bank will accept, counter, or tell you it's going to another party.

You are then faced with a decision in any case....to accept, counter, or continue looking at other property.
