I have lived in the Tulsa area for over 10 years total, so am very familiar with it. My professional Realty affiliations are with the National Association of Realtors, Greater Tulsa Association of Realtors, Keller Williams and Northeastern Oklahoma Real Estate Commission. Because I am "tech savvy" my listings are listed on the following major home search engines: Trulia, GoogleBase, Yuvie, Point2Homes, geebo, Cyberhomes, Homescape and AOL Real Eastate among others. Hi Kay, the average is 97% less than asking price--however, if you are a first time buyer who needs to have the seller help with closing costs, you will probably offer closer to list price to account for this. Also, first time buyers often roll some or all of the closing costs into their motgage, in which case the offer is usually above the asking price. Hi Angela--A Realtor has access to that information via the multi-listing service. She can find available homes in the area you are looking for and arrange to show them to you. Also, she should be able to find an internet site for these schools, so that you can research them. I use a site called greatschools.com for my clients and my children--there is information available there regarding school ratings, test scores,etc. and I have found it very helpful. Hi again Christina--I realize I did not answer your question regarding your bankruptcy--I believe you have two years after your bankruptcy is final before you can buy another house but be sure to ask your lender. It is great that you were able to keep your home out of bankruptcy--ask the lender(s) your Realtor refers you to if you can be pre-qualified and what, if anything you may need to do to clear up any credit issues, etc. Lisa - Mon May 26 2008, 12:45
Hi Christina--most Realtors have several lenders they have worked with and trust--they are your best reference. Once you find a Realtor you trust and feel comfortable with, ask them if they can refer you to a lender of even two--then you can shop their rates, loan products, etc. to see what best suits your needs. When you first call the lender, they may either ask you questions or ask you to fill out an online form. From there they will run some numbers and let you know what mortgage you can afford. Ask for a pre-qualifying letter, which assures your Realtor and the seller that you are a serious buyer. A good lender and Realtor should guide you through the whole home buying process--ask your Realtor if they enjoy working with first time buyer's or not--I like it because I like to educate my buyer's and it is fun to help people realize their dream to own their first home. I have had this situation occur before--she should release you from the contract. People do occasionally decide they want to stay in their home. There is a document for you to sign stating your desire to be released and she should send or give it to you, and then submit it to her office. Lisa - Mon May 12 2008, 14:37
