Testimonials
"Selling my house and buying a new home for the first time as a single mom, was a prospect I faced with much trepidation. My prayers were answered when Susie Genet became my agent. She handled every aspect of both sales with complete professionalism and a good dose of compassion. She went far beyond the "call of duty", even to the point of helping me clear up issues after all the paperwork on both houses had been signed. She is truly a commited professional who has her client's best interest in the fore front at all times. Thank you so much for all you have done for me! I LOVE my new home."

""Customer-focused, Caring, and a Friend describes Susie Genet. But these words only begin to tell the story. Despite a VERY competitive buyers market, I closed on a home that exceeded my expectations. No matter how busy Susie was, every single call and email was returned within minutes. Susie's the BEST! She is my realtor, and Susie is a friend forever." Akintunde H., Glenpool, OK"

"This is how Susie Genet became my real estate agent. I had been pre-qualified for a couple of years and last spring, I had decided to get serious about buying. I called several different agents and Susie was the one who called back, was very polite and set up a website that continously updated all properties within my specifications. She sent this to me via e-mail and I could look at the homes at my leisure. She, myself and my rommate must have looked at 25 different homes during the next few months. Susie always had this great smile and caring persona about her. She always had full diclosure about the properties and never complained when I vetoed the ones we were looking at. She made sure that I was getting the best deal for the money. When I did find the perfect home to purchase, Susie had all the paper work completed, had contacted the seller's agent and the ball went rolling. I had never purchased a home prior to this and she and her co-worker made this experience very pleasurable. There were no complications through the whole process. Everything went very smoothly and the day of closing, she had a house warming bucket with all kinds of goodies for our new home. It was fantastic. Since then, Susie has continued to be a friend of mine and never fails to call, send cards and well wishes. I couldn't have wished for a more competant and caring agent. She is a gem that I will treasure for a long time. Thanks"

Scott,
I will let someone else answer your questions regarding the auction process, as I really don't feel that I can adequately address that. The short sale portion of it I can help with! It is possible, (not very, but possible) that the bank would consider a short sale at this point. You would need to very quickly submit an offer on the property but in order to do this, you will need the homeowner's cooperation. Since the homeowner still techinically owns the property, they would have to sign off on the offer as well as give the realtor authorization to discuss his mortgage account with Countrywide. Since you already have your realtor involved on the selling side, one way to resolve this would be to have the homeowner work with an experienced short sale agent on the listing side. Again, requiring the homeowner's involvement and cooperation.

Feel free to e-mail me directly if I can answer any questions about short sale for you - Sun Jul 20 2008, 10:28

Rebecca, would something with a mother-in-law situation work for you (a home with a separate kitchen, bedroom and living space) or does it need to be completely separate building? It will probably be easier to find the mother-in-law situation than to find 2 completely separate homes. - Sun Jun 8 2008, 10:33

Can you negotiate the price on a foreclosed home?

Susie Genet answered:
If the home has been foreclosed and is currently bank-owned, you can definitely negotiate the price. The banks will accept offers on the property but, depending on the situation, may or may not come off their price by much. Banks are not in the business to hold a large inventory of properties! - Tue May 27 2008, 06:51
Susie Genet answered:
One place to start would be with your bank. Most banks have mortgage departments and can let you know if, based on your situation, you are eligible for financing. If you would prefer to use a mortgage broker, you might want to check with some trusted friends or relatives for a referral to someone that they have used. - Thu May 22 2008, 16:55
Susie Genet answered:
Perhaps your agent was just concerned about the havoc that usually surrounds movers being in the house and trying to do a walkthrough at the same time. Is it possible for you to do a walkthrough in the morning prior to closing? That way you'll be able to see the home as it will be when you receive it. Yes, a lot of people do close on houses without doing walkthroughs. I have closed a number of properties where the buyers have chosen not to do it even though I always recommend that they do. Best of luck to you with your new home! - Wed May 14 2008, 06:27

Specialties
I love all aspects of the real estate business... from the joy in the face of a first time home buyer receiving the keys from the seller at the closing table, to the relief on the face of a seller facing foreclosure after successfully navigating a short sale. I even enjoy the time spent at inspections discovering how many things can be wrong with a house and negotiating the repairs with the seller who really doesn't want to fix any of them. One of my biggest passions is working with clients relocating to the area. I have lived in 6 different states over the past 20 years and have loved and hated the agents who helped me buy and sell houses. These experiences have given me insight into the kind of service that someone new to our area needs. I love the opportunity to show "new to Oklahomans" all the wonderful things the Tulsa area has to offer.
