I live and work in the Murrieta area and work with many buyer's that want to purchase homes as investment properties. The plan is to buy low, rent out until the market picks up than sell the property for a profit. We are seeing this all over the place. You can buy a 3 bedroom, 2 bath home for an average of $200K. I can certainly help your son not only get pre approved (not pre qualified) but find him a home in the Murrieta area. The first step is to find out how much he qualifies for. There are several first time buyer programs as well as FHA which requires 3% down. If your son is short on cash reserves, banks are typically paying closing costs on bank owned properties and in some cases short sales. There are also some lenders that have special financing programs and incentives for first time buyers. Realestate is ON SALE at deep deep discounts. Like many of the experts say , now is the time where millionaires are made...truthfully! While inventory is up prices have decreased in Riverside County by -36%. Most people that could not afford to buy a home in the past are now purchasing homes at deep deep discounts. The result is that sales have risen in Riverside County by 106% YTD. The volume of serious buyers are out looking and buying. Well priced properties are moving fast and with multiple offers. I'm located just 1 offramp north of Murrieta in a quaint city called Menifee. I lived in Murrieta several years until I moved to Menifee. If you are looking for a home, prices start in the mid 100s (some great investment and first time buyer opportunities) to about $350K-400K. You can find a beautiful newer home with 4+ bedrooms and 2+ baths in a nice area for around $250K. We have an abundance of both Bank Owned homes and short sales. In answer to your question, you can get a home which is either in the pre-foreclosure process (aka short sale) or already foreclosed on for substantially cheaper than the newer homes. Banks are pricing homes below market value and there are some fantastic deals out there right now. However, bank owned homes are selling very quickly in this market. Although prices have dropped YTD by 36%, sales have risen in Riverside County with the most recent figure at 106%. I just heard this figure on tonights evening news!
