About Me
I live in the Temecula wine country, our home are surrounded by vineyards. I also own income producing avocado groves in De Luz. My latest addition to my investment porfolio is a solid teak Traditional Thai house on 10 acres, in ChiengMai, Thailand.

I have been buying and selling Real Estate for over 32 years. Currently I have listings in Temecula West Hills/ De Luz, Hemet, Sun City, Temecula, Murrieta and Perris.



I love this area, I used to live and worked in the San Francisco Bay Area and I liked the suburban lifestyle but

Southern Califonria have so much open spaces, vineyards, ancient oaks, mountains, valleys, beaches and land with natural beauty.

I have a technical background with responsibilities in various areas of business. (Finance, Marketing, Human Resources, Corporate Master Planning, Corp Informations System, IT Development and Support). I have worked in Bangkok, Thailand, London, Teheran and, Tokyo, Japan. I have worked for several high tech companies in Silicon Valley, in San Francisco South Bay in Northern California until 2001.

I was on the Faculty at The University Of Phoenix College of Information Systems & Technology from 2002 to 2006.



My Educational Background:

I received an A.S in Management from Mission College,in Santa Clara and a B.S degree in Applied Economics from The University Of San Francisco. I earned an M.S degree (Master of Science) in Systems Management from Notre Dame de Namur University in Belmont. I attended the Ph.D. program in Human Science at Saybrook Graduate School from 1999 to 2001.

I drove by today from the outside, the area is rural but it is quite convenient with the freeway I-215 near by plus all the convenient of the new shops in the new shopping center. There are parks, hiking trails and picnic area near by.
The Marsden home size is quite big from 2500 to 3800, prices are reasonable for a brand new home.

Although most of the REO and Short Sale in the area are making homes more affordable and many of these homes are almost new, 2005 to 2006. I have 2 short sales in Sun City, one near the Heritage Lake, 2005 and I can only listed for $249K in order to move it fast. I have one in Perris 5 bd 3.5 ba, 2005 and I will list it at $250K as well.

I have several clients that worked with the Lenders and they were able to get their loans modified or their payjments reduced to the level that they can afford to pay. Several of my sellers are able to stay put and not having to sell their properties. Not too lucrative for me but I rather have them be able to avoid the Short Sales or being FORECLOSED on.

Most of the lenders are willing to work with the homeowners but YOU HAVE TO ACT really soon. I am not sure how far along you are but one of my clients even got the lender to reduced the payments for 6 months and removed the NOD on their property. This happened after she worked with the lenders for nearly two months. - Wed Aug 6 2008, 19:36

What are the other condos around there sold for? If they are comparable in size and year built and if they are sold for that similar asking price then the seller / builder probably would not accept much lower price.
It would not heard to ask even thought they will tell you to submit the offer anyway.
You should get a buyer's agent to help you prepare the Comparable Market Analysis for you. She/He will also provide other information for you at no charge. The seller will be the one paying for the commission so it will not cost you anything to hire an agent. - Thu Jul 31 2008, 22:45

For the 300.000's price range you can still be able to look for the homes in the Chardonnay Hills. It is an older but established and stable neighborhood. Nice and quiet, with Tennis and swimming pool club house. It is close to town and shopping as well as close to the Wine Country, for country living atmosphere, offroad fun, wine and music. - Thu Jul 31 2008, 21:50

Definitely the housing prices in our area have dropped tremendouly. The reason is REO homes in the 300K and lower range that are the ones driving the price down and making the regular priced homes hard to sell. The REO homes are sold within a few days on the market. The reason the inventory also has dropped quickly for now. - Thu Jul 31 2008, 21:12
No one can tell the future. Two months ago, it was the units sold in Murrieta went over 33% from same period last year. Last month the units sold in Temecula went way over the same period last year.
Even with this current situation, many people are still looking for their dream homes and they will purchase the dream homes that they like and plan to live in it for 5 to 10 plus years.
We moved from the San Francisco Bay Area and bought 21 acres income producing property here in the Temecula West Hills in 1999. I hate to tell you how much we paid for it. We also bought a small ranch (2.5 acres) here in the Wine Country in 2000. We think we did well on these two properites.
I have several clients that are looking at properties that are over 5000+ , and the one we previewed are over $1mil.
I just sold a REO property in Aguanga today. It was on the market as short sale for a while. The buyer said they really love the home on the 2.5 acre, they plan to buy and retire there and they said they would have paid even much higher price for it. - Thu Jul 31 2008, 20:51
