Dear Siena,

Do you have a Realtor helping you? The Seller will pay the Realtor fee so you might as well take advantage of the service offered by a Realtor.

Also there is a first time homebuyer tax credit of $7,500 that you may be able to take advantage.

Dear Feliciano,

Visit http://www.HillsTax.org to get an estimate of the property tax. Many communites pay an extra CDD tax and the actual amount will show up on the Tax Collector's website after you click on "Non Advalorem" taxes.

Also the amount of property taxes the current owner pays may be significantly less or even more than you will pay because of our "Save our Homes" property tax breaks for homestead properties.

Your HOA governing documents will stipulate the late fees that are charged. If you don't have a copy of your docs and would like a copy to review, send me an email and I'll sell you an acrobat file with your Covenants, Articles of Incorporation and ByLaws. I have copies of most of the communities in Tampa Bay and if not I can get a ocy for you at no cost. Send an email to: RealtorAlma@gmail.com

I would recommend writing to The Board of Directors of your community c/o your property manager. Some Boards may waive the late fees.
