OK, I am not sure why my post dated 12 FEB2008 required such venom, but please allow me to um...Un Shut Up.

First of all, you are incorrect in your post. Not all property is transferred via deed. Second, we are REALTORS®. Read your own COE. Lastly, it may be my various degrees, my years if investigative work for the government, my vast experience as an expert court witness. The fact that I have served on the Board of REALTORS® for several years, my status as a FAR director, or possibly my experience in several countries under a helmet and behind a rifle in service of this nation that makes me feel superior to some. Or it may just be that I continue to meet morons like you that make me feel gifted.

At any rate, my comments don't warrant your email and therefore you have been ousted as the cretin and coward you are. Thank-you for brightening my Veterans Day.

Be careful of your answers. Florida is a Deed state, meaning the DEED is created just after closing. Texas has different laws. The bottom line is that the Mortgage, once paid, ceases to exist. It is only security for the NOTE. So the Deed should be issued to the sole owner of the property. If your Practice Husband "QUIT HIS CLAIM" to the home, and that deed (Quit Claim Deed) is on record, then you should be able to move forward. I would invest a few hundred dollars in a Real Estate Attorney for a true legal opinion, because if the bank misses the mark, you will be spending thousands to fix it. Once his name IS on the deed, he could potentially own 1/2 of the house.

Three questions....deserves three answers....

1) How did you find your hair stylist?
Your Dentist or Your Attorney? You asked friends most likely Do the same.

2) Your REALTOR represents you, but is paid from the proceeds of the sale. If you take 200K to the table, then roughly 5 to 7 K is for services. It comes from the sellers part, after the bank and other expenses. SO it bites into the sellers profit portion. But the seller should have negotiated a fair price based on those fees being deducted and therefore everyone should be happy.

3) again, from the proceeds of the sale. What they charge is what they are paid on the transaction. Some buyers agents will ask you to sign a buyer brokers agreement, which is not an evil document. I spend about 1000 in gas alone every month, so I cannot afford to be a travel agent and tour guide. If you are getting in my car, and I can find you a home, I expect to be compensated for my time, effort, and expenses...so that document protects me. If I don't do my job, then I don't get paid...It's that simple.

Your main question should be, how do I find the best Buyers Broker FOR ME??????...!!!!!!!!!!!!

I grew up in South Tampa, and lived here until recently. I only moved because I wanted more for my children. I love South Tampa and until about 25 I thought the world was flat and ended at Kennedy BLVD. But as the population aged in my specific neighborhood, I decided to make the move.

Do I regret it.....? Well, I miss my friends and being so close to the beach. I miss being 15 minutes from the marina and I miss a 5 minute drive to my office, (and I certainly miss sub 200.00 gasoline bills) but my kids have tons of friends and when I do arrive at home they are all outside, playing in the huge yards and having the same childhood that I remember as a sapling.

Is that available in South Tampa.....? Well, HUD says I can't tell you. I cannot tell you that one block has more or less kids than another, what I can tell you is that TRULIA has a fantastic research tab at the top. Stats and Trends. Look there. Then try http://www.ZipSkinny.com for more stats by zip code.

I lived in South Tampa for 38 years, still work here every day and still own property here. In the infamous words of General Douglass Macarthur..."I SHALL RETURN" but not for a while.

Well, yes and no....
I have had buyers ask me this question and the root of the question has always been, how do I know something underhanded wasn't done....? If that is not your root...skip two paragraphs and continue reading....

Unfortunately, this does happen and as Antonio stated, it is not always a price issue. I have encouraged sellers to take a lower offer from a better buyer several times in my career, sometimes making the difference up from the commissions. But the reasons were that buyers were more solid, or maybe I had a better relationship with the buyer’s agent and knew he/she was going to get the job done.

The bottom line is that if it is in the seller’s best interest they will take the "Best offer" which is not always the highest offer.

Now, the yes part...all sales are public record...eventually. They will make it to court house and be recorded where you can find them. You can normally find them in about 7 days if you are willing to make the drive and do the research, or you can do what I do. I wait the 20 to 30 days and do it on the computer. (Hey, Gas is expensive!!) But I do look. My first Broker told me it was part of my job to know how much I got beat by and by whom...so I still look...then I call the agent and ask what if the terms were better. As a result, I don't get beat as much as when I was a rookie.

OK, enough about how wonderful I am....wait a month and look at the public records, then have your agent call the listing agent and ask nicely.
