About Me
My husband and I moved to the Syracuse area 18 years ago, and chose to stay here to raise our children. I started selling real estate 6 years ago. With a lot of hard work and some luck, I was awarded "Rookie of the Year" and haven't looked back since. It's been a dynamic experience! I've met many wonderful people, and it's been my honor to help them out.

I started wearing jeans to work unintentionally. I had been to my son's hockey game and because of a snow storm didn't have time to change before meeting my client. Slowly, I started wearing them to work more, often because I didn't want to ruin my slacks when showing distressed properties. I also started noticing that my clients would open up to me more, making it easier for me to help them. Don't get me wrong - there are still plenty of days you'll see me in slacks or a suit. Those are the days my fellow agents tease me about how I'm dressed!

Like some opinions on the Tully Schools?

Sharon Wager answered:
Hi Tina,

Here's the link for the Tully School District http://tullyschools.org/. Ongov.net provides links to all the school districts in Onondaga County at http://www.ongov.net/About/schools/ (except Lyncourt, which doesn't have a website). Choosing a school for your children to attend can be very stressful, especially if you're new to the area. My husband and I went through agony trying to figure out which one would be best. Try calling the principals of the schools you are considering. Things might a little crazy being the first week of school this week, but generally school representatives are very happy to talk to parents. It gives them a chance to boast of their accomplishments and know they have a captive audience! Good luck! - Tue Sep 2 2008, 07:25

can I search by MLS?

Sharon Wager answered:
Robert, there's one very easy way for buyers to search our local MLS, and that is through cnyrealtor.com. The site is run by our local board of Realtors, and it draws information directly from the MLS. You can also be set up (through an agent) to receive automated email notifications when a new property is listed in the MLS that matches your criteria. With the automated emails, you don't have to keep checking back and flipping through all the listings several times every day. If that's something you might be interested in, feel free to give me a call and I can get that going for you. It only takes a couple of minutes to set up. - Mon Aug 25 2008, 09:13

Let me see if I've got this straight. Your parents are selling their home in another country and wish to gift you the proceeds. To save on taxes in their country, somone has advised that they should be listed as a co-borrower with you on a house here in the U.S.? If that's the case then you need to talk to someone in your native country.

Or are you trying to save on taxes here in the U.S.? And which ones - income or property taxes? If you're trying to save on your income taxes, then you need to talk to a tax accountant. If you're trying to save on your property taxes, I don't see where anything you've mentioned is applicable. - Tue Aug 19 2008, 04:48

Commissions are charged by each individual broker are absolutely open to negotiation. Open to negotiation means that they don't have to accept the deal you're offering though. Bear in mind that by asking realtors to cut their commission from their broker's typical fee, you are essentially asking them to do the same job they always do and provide you with their professional advice, marketing and negotiating skills, but for a lot less money. If your broker splits the commission equally between the listing and selling sides, you should think about the consequences of sending that message to the buyer's agent and buyer. You may have unwittingly reduced your number of potential buyers because the buyer doesn't have the money to pay the difference between what you're offering and what they're required to pay their agent according to their buyer agency agreement. - Thu Aug 14 2008, 05:51

Start by talking to a local mortgage rep who is willing to show you how to improve your credit score, and knows of programs that can help you out. You can also try to find a home where the seller is willing to hold the mortgage for you. - Wed Aug 6 2008, 06:16
