As a home stager I can gives a brief outline:
1. De Clutter
2. If you don't use it everyday... put it away
3. Clean Look... Clean Smell
4. If you can't get the people in the house to smell or see it ...it doesn't matter... make sure the house is priced correctly.... be brutal.
5. Curb appeal... make sure as people drive by it looks inviting... flowers, neat lawn, no junk or kids toys out front.

Well, condos can be townhomes too. The term condo refers to the type of ownership really. A condo you don't own the land. You own the space. Normally townhomes purchases include the land, but not always. The down side of a "condo" is:
1. The resale is normally has a slower rate of recovery from the initial investment.
2. higher "condo" fees.

Hip roofs are good, but themetal roof thing is not. The metal fatigues, and then the whole section can fly off at once in high winds. The best is ordinary asphalt roof shingles, and then if you lose a few you don't have to replace the entire section, as with metal, and they are not so dangerous as tile.

You should ask the seller if they will "honor a buyers agency agreement" Which means they will have to pay the agency fee, probably 2.5 -3%. Most sellers will gladly pay the fee to have the sale. Plus they benefit from the agent providing the proper forms, and disclosures for everyone in the transaction. They should not object, and if they do there is probably a reason, and I would find out what that is. - Fri Aug 8 2008, 05:55

You'll have to contact the Maryland Association of Realtors, if you used a Maryland Contract on the purchase of the property. There should be a paragraph in the contract that states it, that you have agreed to mediation for disputes. If you have a case they will let you know and the limit is $25000 if they decide that you have been damaged. You cannot just be displeased, you'll have to prove that the realtor did something that caused you damages. That is my understanding of how it works. - Fri Aug 1 2008, 04:34
