A little about who I am. My family is from Ohio, however we moved to Lilburn, GA when I was three years old, so I consider myself a Gwinnett native having been raised in the area. I grew up playing every sport that was available at Mountain Park, but I always favored baseball. Due to some school rezonings, I went to two different elementary schools, Knight & Camp Creek, then Shiloh Middle and I graduated from Shiloh High School in 1989. In 1993, I graduated from the University of Georgia where I was a member of Delta Tau Delta fraternity - Go Dawgs!
After graduation, while working full time, I decided to go to real estate school at night. I got my real estate license in 1994 and began working with a real estate group as a "Buyer's Agent." The experience that I got from working exclusively with buyers was priceless. I was really able to learn what buyers were looking for and what made them excited about a house. I also began investing in rental homes and was quickly able to develop a successful inventory using my real estate sales knowledge and merging it with the rental market. Over the last couple of years, I have begun to incorporate "flipping" into my investment strategy. This is a fun and exciting investment activity, but should be approached with caution; its not as easy as it looks on TV, and I have yet to meet anyone who has painted and carpeted a house and sold it three weeks later for a $300,000 profit!
I have always been interested in technology and have tried to incorporate technology into my real estate marketing plan. Today, I am able to offer my sellers the most advanced marketing system available. When you choose me as your agent, your property will be placed all over the internet, it will be featured on the local multi-list websites for agents and placed on the top sites available to the public including Realtor.com, Yahoo.com, GAMLS.com, FMLS.com, LoopNet, CBLS, and many, many others. This allows the most exposure possible for your property. You could list with someone who is just going to place a sign in the yard and hope someone drives by, or you could list with me and tell the whole world that your property is for sale. You get your property listed locally, a sign and a lockbox, but you also get your home on multiple websites with extensive photos, World Wide exposure on the internet, and a communication plan so that you are always aware of what is happening to market your property. Without seeing your house, and only going on what you tell me, what the listing says, and the comps I have the following comments:
1 - You have your home listed for $10,000 higher than anything else has sold for in your neighborhood. You need to reduce the price to be competitive in the neighborhood. Even if you found someone to pay your asking price, you probably would not get an appraisal to reflect this price.
2 - Your listing states, "CALL AGENT PRIOR TO SHOWING THERE ARE TWO DOGS LOOSE IN THE HOUSE." This says to me "DON'T SHOW THIS HOUSE, YOU MAY GET EATEN BY CUJO AND THE HOUSE SMELLS." Now I'm sure your dogs are friendly and the house is fine, but there are too many homes on the market to hassle with making appointments and dealing with a home with multiple dogs.
My suggestion would be to re-examine the asking price of your house, and make arrangements with your pets so that your home can be shown without hassle to the agent or their buyers.

JP, banks will sometimes price homes well under value to attract a lot of attention. When a seller does this, even in today's economy, it is not uncommon to have multiple offers. These types of situations can drive the price of the home well above the asking price. This practice is not uncommon and not against any rules. Before you counter, be sure that the house will be worth it. That sounds obvious, but many people will get caught up in the negotiations and overpay for a house.
Dealing with banks on foreclosure properties is not as easy as the people on TV would like you to believe. Everything about foreclosure transactions are geared toward the seller (the bank). You need to be sure that you are working with an agent who is experienced with foreclosures and can guide you in every aspect.
That being said, purchasing a foreclosed property can being a very rewarding experience both mentally and financially. If you play your cards right, you can get a great deal. Good Luck. - Thu Jul 3 2008, 20:58

Eastmont Cove and Snellville are terrific places to live. Snellville offers many parks, libraries, shopping areas, and easy access to Atlanta. Snellville is located within Gwinnett County which is considered by most to be the best of the metro counties, and its school system is rated at the top of the state. Eastmont Cove is serviced by some of the top scoring schools in Gwinnett. Don't worry, you are going to love Gwinnett county.

Many of the other answers here have very valid points. You need to have the best house at the most aggressive price, and of course your agent needs to be marketing your home in every way possible. But sometimes the answer is as simple as a mistake has been made regarding your property. I can't tell you how many times I've seen a home marketed in the wrong area. Your 30045 zip is in the city limits of Lawrenceville. Did you know that Gwinnett is divided into 6 areas in the multi-list systems? Four of those areas come together in a point in downtown Lawrenceville. So, if you live off New Hope Rd, which is area 66, but your agent made a mistake and put your house in area 64 (hwy 29, Five Forks, etc) then you may see a substantial difference in the number of showings. Or perhaps the schools are listed incorrectly. Most buyers ask for a certain style of house, in a price range, in a specific area. For example, I want a 3 BR 2BA in Simonton ES in the $145-$160,000 price range. If any of these categories in your listing have a mistake in them, then they won't show up in the agent's search. Obviously if your home isn't coming up, then it won't be shown.
