Need Countrywide Negotiator Quickly.

I just closed four short sales with Countrywide. I do not believe it is possible to get a negotiator quickly. But I do believe Countrywide is likely to postpone the foreclosure as long as the short sale process has been started. It is in their interest to do the short sale. Beware of their appraisals and BPOs: they often come in very high. You may have to challenge them. They will order a new BPO if you make the request. Overall the process was fine; other than the fact that it took about three months to get a "yes" from Countrywide. Due to the long process, we lost a couple of buyers. Plus the market declined and Countrywide had to take less than they would have gotten if they had assigned a negotiator right away. Good luck! Charlotte Laws - Thu Jul 17 2008, 23:31

Looking for an agent specialiezed in short sale and foreclosure

I closed escrow on four short sales in the past 30 days. It was not a problem. I just got two new short sale listings yesterday and am looking forward to success with these as well. I would strongly suggest listing it in the MLS due to the lease price. Lower priced leases (say under $3000) do fine with Westside Rentals. Tenants searching for higher priced rentals tend to go through an agent and the MLS. I don't know the percentage, but as a Realtor, my lease listings are put in both Westside Rentals and the MLS. The higher priced properties are leased through the MLS about 99% of the time. The lower priced ones tend to go first through Westside Rentals.
