I don't see how hardwood floors could clash with tile any more than a solid carpet pattern would. Buyers like hardwood floors. As far as the cabinets vs. stainless steel, it has a lot to do with your list price and what buyers would expect to find in a house at that price point.
More importantly, price is king! Reduce until you get offers. That's the way to get things sold in this market. Good luck! - Wed Nov 12 2008, 10:31

The way to proceed is to speak with a mortgage person so that you know what you can afford, comfortably, while not compromising on your lifestyle. And, talk to a tax accountant, to find out how home ownership will benefit you purchasing a multi-family home--what deductions you can legally take and how they differ from single family ownership.
Once you have the whole financial picture, speak with Realtors on both sides of the transaction. Find out what your co-op is worth in today's market. Interview several agents and find out what marketing plan they offer to help you sell. Then, find an agent to help you with your purchase. Someone local who knows the area you are looking to buy into. Work with agents who you feel comfortable with and who are expericenced, full time professionals.

You pay to lease the land, pay the taxes on the land, but don't own it.
Here's where it gets complicated: If the land owner wants to sell the land, you have to sell the house, too. Also, if the lease is close to expiring and the land owner decides to sell but isn't able to get a buyer, they will extend usually your lease.
All land leases are different in terms and conditions. You need an attorney to advise you before you go into a purchase for a property on a leased piece of land. - Wed Nov 5 2008, 13:01
