I would say that they are possibly avoiding your home for 2 reasons. 1) The buyers agent will have to do the same work with less commission. 2) Usually the sellers are present at the showings which does not allow the buyer to feel they can really look at the home - they feel rushed. Most likely your taxes will be put in escrow which means the payment will be put in your mortgage. Most lenders require this.In bucks county we pay taxes annually. The township are paid January 1st through December 31st and the school taxes are paid August 1st through July 31st. This is a very exciting time for you. You are in the Central Bucks school district, which is a very desireable location. If your home is priced right, you should not have a problem selling it in a timely matter. Homes in the warrington area are averaging 45-73 days to sell. I would choose somewhere near the Route 476 (lansdale exit)...that way you have access towards Allentown and you are only 15 minutes from the major interchanges for Philadelphia. I would reccommend Harleysville, Souderton, North Wales area. There are a lot of great places to see around there.
