Well... "priced correctly" means just that... the asking price should be based on the size, condition, extras and location of a home... and should of course also be based on comparable recent sales within the same neighborhood... and if the market in that specific neighborhood is declining it must also be taken into account... and in such a case the smart seller will somewhat underprice the home to get enough interest and hopefully several offers quickly... demand and supply have always ruled the market and determined prices in the end... and Westchester County does not seem to have an oversupply of housing in any price category... at least not at this time...

...also the WCBR numbers have been pretty much correct in the past... because they are based on actual sales results and not guestimates... also 2nd quarter sales are up over 1st quarter sales by about 10%... if this trend continues into the 3rd quarter we could see a stabilization in prices...

...also banks will tighten their lending practices (and have done so already)... this will make it more difficult for the average home buyer to aquire their dream home... however, banks are in the business of lending money and will find a way to lend it out... furthermore banks hate foreclosures and will do almost anything to avoid them... because they are unprofitable... it remains to be seen how lenders will handle their predicament...

Steven makes some very good valid points and furthermore he is absolutely correct that nobody has a crystal ball to predict the real estate market anywhere... however here is my educated guess...

Historically real estate markets have always been in flux and can differ substantially from state to state, region to region, and even from town to town. These differences usually are dictated by conditions unique to specific locations and often do not conform to the overall national trends.

While our local real estate market has leveled off quite a bit the mantra "Location, Location, Location" is still holding true for desirable Westchester County and well kept homes, priced correctly, are still attracting multiple offers and sell near asking or above. However, recent sales transaction numbers for Westchester County have been significantly lower, whereas prices held pretty much firm dropping only by about 3% over last years figures. While the number of housing units sold in the first quarter of 2008 has dropped by roughly 30% there is currently no increased supply of housing available. Reality is, that there are about 14% less residential housing units up for sale then last year.

Finding a new home on my how without the help of my agent.

If you have to ask this question you already must know that you are contemplating doing something not quite right...

And why is that real estate professionals are thought of as making money for nothing?... How many hours did your "Buyer Agent" spent already on your case?... How many gallons of gasoline were burned by her/him for your cause?... Should I go on?...

Seriously, you want your "Buyer's Agent" on your side negotiating the purchase of your new home... no matter if she/he "found" it for you or not... The seller most certainly does not have your best interest in mind... Your Buyer's Agent" however does... and ironically YOU DO NOT pay the commission to your "Buyer's Agent"... THE SELLER DOES since it is already worked into the selling price of the home... do you really believe the seller will give that amount off just because you dumped your "Buyer's Agent"?...

And please try to do to others as you would like to be treated...

As the "Baby Boomers" are retiring and relocating more and more homes, condos and coops will come on the market in our area... most larger condo complexes have about 5 - 10 units for sale at any given time and Granada is no exception...
