About Me
I am a full-time Realtor in Sioux Falls, SD. I enjoy working with first-time homebuyers as well as the seasoned ones. Each has their own challenges which makes every transaction unique. It's my duty to keep my finger on the pulse of the market in the area. I monitor, very closely, potential investment and/or flipping properties and work with individuals who are looking for a great deal in real estate. Whether you are buying or selling I can assist by providing creative and sound advice to assure a smooth closing on your next property deal.

Rita Narragon answered:
Donna, South Dakota doesn't do tax foreclosure sales. When people default on their taxes others may pay for them and receive a substantial interest rate when the property owner pays them. I believe the tax defaults are published twice a year after May and October due dates. As far as getting the property for only the cost of the tax liability that isn't the case here. Once the owner's time for redemption on the lien expires the one holding the certificate must initiate a foreclosure proceeding. This could take up to 18 months as well as incurring the cost of the eviction and foreclosure.

Diana: If your income is such that you are able to make $1200 rent payments, chances are your income is too high for any government subsidy programs. Also, if the foreclosure was on your business, was it set up under a corporation or partnership? If it was set up under one of these it may not have affected your personal credit. However, if it was set up under your personal taxpayer ID you may wish to get a copy of your credit report and go over it with an accountant. The first thing to do is find out where your credit stands and how to correct any discrepencies before seeking a mortgage. If you would like more information or assistance, let me know. - Fri Feb 1 2008, 11:18

zoning laws

Rita Narragon answered:
This is a 3 bedroom, 2 bath home in a residential zoned neighborhood. Under residential zoning the only restriction is that you cannot have more than 3 unrelated individuals in the same household. Rooming houses or transitional houses in a residential zone would require conditional use permits and have person per square foot restrictions. - Fri Jan 18 2008, 21:43
