Castilleja in Fremont--negotiating now per sales agent/

Builder's will always negotiate on upgrades/interest/closing costs because they are not reflected in the final sales price on the MLS and tax records. That is how they keep the rest of the home buyers thinking they are getting full price for their homes! Little sneaky, but take advantage of the situation -- get your closing costs covered, and a few upgrades to boot! - Mon Jul 21 2008, 23:38

In the last month (6/21 thru present --- stats from the NWMLS)

Sold properties in Edmonds had an average of 76 days on market
Sold properties in Shoreline had an average of 73 days on market

That is a rather small sample, so I would think it better to look at quarterly stats. Second quarter stats (April-June) for both areas:

Edmonds sold props average 72 DOM
Shoreline sold props average 67 DOM

Just remember monthly stats are usually not the most helpful as the will always register a wider variance due to smaller number of homes sampled. A few deviations from the norm can provide for some less than helpful conclusions. Hope that helps, and best of luck to you.

Why are short sales not selling?

It would help to know if you mean that the deals are not going through to completion, or that people are not making offers on short sales. I will consider it the latter. I think a lot of people are weary of short sales as there are so many unpredictable elements to the transaction with the lender involved. I have personally been in some where they weren't too bad, and took about a month and a half to close --- others where there were tons of hoops to jump through, and an unreasonable lender that tied things up for 3 or so months. I think that a lot of the home buyers out there just don't want to deal with this, even if they can sometimes find a great deal. With plenty of inventory they tend to go with more of a sure thing. Bottom line: It requires patience, and can often be a little emotionally wracking. Hope that helps. - Wed Jul 16 2008, 09:14

Electrical towers can effect reale value, but you are going to realize those savings in the purchase price of the property. I personally know of no effects of living within 50 yards of electrical towers -- and if there were issues you would see plenty of lawsuits as there are tons of people living close to transmission lines.
