Hi Sharon,
As a busy local Schaumburg Realtor, active in our Chicagoland Northwest Suburban market, I have noticed a mild uptick in property viewings, especially for November. I sold a house yesterday and am busy showing today. As for pricing,I think we are bouncing along the bottom of the pricing curve and that eventually we will see slow upward movement. Many homes have not adjusted their prices or worked on their homes enough to be realistic for the current market, so they will continue to see long market times. - Sun Nov 9 2008, 08:13

Trying to think outside the box for you....Entertaining and accepting can be way different..
How about telling them verbally you will pay $2000 more than their current offer up to your cut off price, if they give you 90 days to sell your house?
It is kind of an after the fact escalation clause. Of course, your agent is the one representing you and you should consider their opinion strongest. - Wed Nov 5 2008, 12:44

What would my townhouse in Schaumburg, IL sell for?

Has Cook County sent out the tax bill yet for 2007?

My own and many of my clients Schaumburg tax bills have gone down from the 2006 bill for the latest 2007 tax bill, due on November 3, 2008. Mine went down about 7%. The school districts came in much lower than last year, as well as several other municipal taxing bodies. Since it was a tri-ennial reassessment year, we were all expecting major increases. What a nice surprise and what a great Village to live in! Be sure to make sure you are getting the homeowners exemption, if you lived in the house on Jan 1st of that tax year. You may get a big refund if it was done wrong. I had a client of mine just get over $2000 back. - Mon Oct 13 2008, 14:01

Per the Daily Herald the Cook County Median tax bills for Schaumburg, Hoffman Estates and the Cook portion of Roselle are actually going to be less this year than last. The hundreds of us angry citizens at the the assessors meeting may have actually caused them some concern. You can probably expect them the early part of October. Make sure it has the Homeowners exemption applied, if you were entitled to it, based on you or the prior owner living in the property on Jan 1, 2007. You can go back 3 years and get a huge refund by filing a Certificate of Error, if you forgot to get the exemption in prior years. - Tue Sep 9 2008, 13:54
