Wendy: Towles Ct. is out of your market price. Palmer Ranch has Condos and Condo Conversions in your price range. I do know of a pocket listing 3/2 condo near the Sarasota Sq. Mall available in that range.
Palmer Ranch offers many amenities, is close Siesta Key Beach and downtown Saraota. Just check any of the Brokers websites or Agent Website to search the MLS.

What can you tell me about Waterlefe? I visited, thought it was wonderful but wonder what it is really like

Waterlefe has Golf and Boating. A wonderful gated community where home prices have become very affordable. Many homes as the other Realtors have stated are direct canal front and you have your own boat docks on fresh water. The golf course is a challenging test and you have another dozen golf courses private and public, just short driving distances away. It's minutes to I-75 and a 40 minute ride to Tampa Airport. Family friendly and close to Bradenton and Sarasota. It's close proximity to Lakewood Ranch is also an advantage. Shopping, restaurants and an International Shopping Mall coming to the Lakewood Ranch area in 2010 with Saks, Nordstoms, Nieman Marcus, and Tiffanys. It's a fantastic area!

Brokers usually load their properties to Trulia. Your property has to be on Trulia and Realtor.com. These are the two most inportant site to find properties. You are at a huge disadvantage if you're not!

Not familiar with Boynton Beach. In the Greater Sarasota area Country Clubs run from 5000 initiation and 200 dues per month to 125,000 initiqation and 600 a month. Many feel there are so many golf courses,you may join one course unless it's for more social events and meeting people. Good luck with your in Boynton. Come visit Sarasota.

Real Estate Taxes- "utterly undefinable" We usually tell Buyers it ranges at 1.5% of the Sales price. It then is reassessed by the county each year. Our new Tax referendum is still a question mark, although anything we get will be a break. Go to the counties web sites for clues.
