Data regarding the number of months of inventory available for sale can be provided by county and city. Realtors have access to sales statistics via our Multiple Listing System, the National Association of Realtors (if the agent is a member), and DataQuick Information Systems. Are you interested in southeast Santa Rosa such as Bennett Valley or Rincon Valley areas or northeast such as the Fountaingrove area?

Hello Donna,
Many buyers are shying away from short sales and many agents are not showing short sales because of the expected length of time for the lender to approve the sale. This is especially true in Sonoma County where we are still in a declining market. Now that you have your lender approval, I would definitely put your home back on the market and have your agent put in the listing that the bank has approved the sale for your list price. This is much more appealing to a buyer as it pretty much guarantees that the sale will go through. Having completed many short sales this year, I am seeing an increase in the lenders cooperation to get these deals done and avoid foreclosure. Have your agent check the comps to see if your current list price is still appropriate for your area. And once your agent does put your home on the market, they should launch new advertising indicating your recent lender approval.

Hi Katharine
Every manufactured home is required to have a HUD inspection tag attached on each of the sections and a Certificate of Compliance. The HUD tags are brass plates with inspection numbers stamped on them and usually located at one end of each "coach". The Certificate contains the manufacturer's name, model and serial numbers. It also has the date and place of manufacture and the weather zone for which the home is built. The certificate is usually located inside the home under the kitchen sink or in the laudry area.
Local building codes do not apply to manufactured homes; instead, these houses are built according to specialized guidelines (Federal HUD regulations here in the United States) for manufactured housing.
Is your manufactured home installed on a permanent foundation? Do you have a Form 433 filed on title? If not, go to the county office and take care of this. For future resale, you should have Form 433 recorded on title to verify that the manufactured home has become a permanent fixture to the land. Without a recorded 433 you simply have land with personal property sitting on it.
Unfortunately, a Form 433 does not change the status - if will always be a manufactured home. - Fri Oct 24 2008, 19:45

I would have your agent check the MLS to see if the listing status has been changed from its Active status to Contigent - Continue to show.
