Born in raised in Santa Rosa, Ca. My family has deep roots to Sonoma County, going all the way back to the first decade of the 1900's, when one of my relative swas the Mayor of Santa Rosa. I am interested in purchasing an REO as a 1st time home buyer.

Hi Robert,

My first thought reading your question was " Does your agent have you set up to automatically receive NEW listings by email and then follow up with a phone call to make sure you received them? It sounds like you are always coming late to the table, either because you or your agent is not finding out about these properties early enough.

You mentioned you would offer all cash, are you buying as an investor? I have a service I offer that allows investors to track preforeclosure homes 4-6 months before they are listed with a REALTOR. This gives a competitive advantage to my Cash Offer Investor clients who are able to analyze these properties BEFORE the MLS listing goes live and is also a predictor of neighborhood values over the next 6 months. Hi Heather,

I would agree that your concern on response time is valid, did the listing agent not respond at all or just not within 48 hours? Did your buying agent follow up with a call or just email? Your agent should have had the listing agent's cell phone number and be able to get a timely response. Just out of curiosity were you making an offer on a Bank owned home? I know one agent that handles a ton of the REO properties and his notes to the buyers agent is pretty clear that if you haven't heard from him its because their is no news to share about your offer. That being said you should at least be acknowledged that your offer was received. - Wed Jun 25 2008, 18:14
