Hi Sam,

The 94087 portion of Sunnyvale has a variety of housing options which cover a wide range of values. Looking at your question I wonder if you are looking for multiple houses for investment, or a house to live in? Are you looking for a single family, condo, or town house? Are schools important in your situation? Generally, like for like, price per square foot goes up as the school rankings (API) goes up.

The lenders on Trulia will be able to give you a good idea what you can expect to qualify for. If you are a first time buyer you may look into some of the programs available through the Housing Trust of Santa Clara County. Your $1000 in debt payments will affect your ratios which is one of the criteria lenders determine affordability. Does that include minimum payments on credit cards, consumer loan payments and the like?

I have a few great lenders that I work with. Let me kn ow if I can be of any help.

I don't see a downside as long as you like the house and the neighborhood. I can see an upside potential since the CUSD attendance zones in Santa Clara that fall outside of the prime Cupertino and Sunnyvale areas have seen a bit more softening, and should pick up again when the market rebounds. In the meantime you will enjoy lower ownership and tax costs. A nice dividend!

If you are looking for Eichler-style, I believe I am familiar with the area you are seeking. Are you looking off Woodhams?

Have you been in direct contact with the sales office? An agent can negotiate a great package for you that may include upgrades, interest rate buy downs and the like. Enclave will allow you to have agent representation if you choose. An agent will be able to watch for your interests and negotiate on your behalf.
