Well, I'm originally from Youngstown, and came to the San Diego area 35 years ago. I now live in Vista. So, I think I can give you a pretty good idea of what to expect, what you'll find, and how to go about getting what you want.

You CAN accomplish what you're looking for, at least as far as the cost of renting, but we need to do lots of chatting and brainstorming about almost everything else you're written about in your post.

You may make an offer through your own agent. Please, however, tell your agent about the conversation with the listing agent to make sure you did not inadvertently create a legal agency relationship. Most of the time agency relationships are created in writing, but agency can be created by actions, so let your own agent know what happened, and then good house hunting to you! - Sat Jul 5 2008, 17:57

Our market here in San Diego is struggling, and certainly from an investment standpoint. Along with other investment saavy Realtors who have watched the investment market in San Diego, I believe that now is not the time to invest for rentals here. It is, however, a time to buy in other market areas, and if you'd like to talk about getting cash flow now, then perhaps a call or email to me would be of value. - Wed Jun 11 2008, 14:21

Do you know this area at all? If so, then we could probably be of real assistance if you could narrow the area. Secondly, what is your investment strategy? Are you looking to invest with an eye toward long-term appreciation, or will you want to rent out the condo so that you can provide some cashflow?

Your question is a darn good one, and if you'd write again with some more specifics, then I think you'd appreciate the input back from us.

Seller refuses to pay for any repairs. Is this common?

For some homeowners, their home is their "castle." If a homeowner has an idea of the state of his or her home, and it does not align with yours, then it is more difficult to reach an agreement. Additionally, the seller my have already factored the cost of repairs into their seling price, lowering it so they would not have to do repairs.

As for relisting after you walk away....it doesn't matter. What matters is how much you want the home, and if you can come closer through some continued discussion with the seller. ASK, ASK, ASK, is my opinion. Try to gain some understanding from the seller why they are so recalcitrant, and if you are successful, then this home may well be yours soon.
