About Me

I'm a San Francisco native who has followed my parent's footsteps into the business. I've been licensed since 2003. Currently I'm working at Coldwell Banker at 1801 Lombard Street. My Father and I are partnered and we are currently ranked on the top 5 agents in our office, in top 50 for all San Francisco/Peninsula Coldwell Banker agents. Between the two of us we can cover your commercial, residential, San Francisco and Peninsula real estate needs.

I speak some Mandarin, but work better in English (My Father would be great if you needed a Chinese speakin agent). On my spare time I like to play golf, Scrabble, bike ride and shop. My favorite SF neighborhood is the one I live in, Cole Valley.

Professionally I have 14 years of advertising/marketing experience working at some top international advertising agencies, Hal Riney and Saatchi & Saatchi to name a few. I've worked on international brands like General Motors, Nissan, Aspen Skiing Company, and many others. What I bring to my Clients who are interested in selling their home is the ability to position their home to stand out against the competition. For my Buying Clients my local SF knowledge and strong negotiation skills come to the forefront.

I want to convert a unwarranted into a legal living space, what do i need and who should i contact for advice?

Jed's answer below is a good one. You can also look online at http://www.sfgov.org/dbi. You can also call them over the phone for the general process info. When I've called in the past, they suggested that I contact an architect who can put a plan together on what it is that I would like to have done so that it can be submitted to DBI for approval. Though a phone call may be easiest, you'll get more out of a direct visit to their offices. - Tue Jun 17 2008, 15:10

Hi Cole - I don't blame you for feeling insulted; especially since the offer came in under asking. Your home has great value to you and the person making an offer gave you an offer "under value" and then asked for more things on top of it during the counter period. You already started on a negative place.

As for weather or not this is normal, it's hard to say. Agents do their best to coach their Clients on what would be a good negotiations strategy. However it's up to our Clients as to how they take that advice.

I hope you were able to negotiate something that you are both happy with. I'm curious to hear what you did in the end.

Hi Leslie - Generally you're looking at St. Francis Woods, Forest Hill, Sea Cliff, Ingelside Terrace, Lakeside, Presidio Heights and some Pac Heights (you may have large lots, but not much yard in some areas here cause the houses are so large). Depending on what your needs are, you probably could find a house with a good sized yard in any area in SF. - Sat Sep 1 2007, 16:46

Why is Diamond Heights one of the cheapest San Francisco neighborhoods in terms of real estate prices?

Hi Artem - Both Jed and Artur have great answers on Diamond Heights. Another factor for why it's not as popular besides the architectural style may be the fog factor. If you are considering the area, I would encourage you to spend some time in the area and check out a few open houses to see how you like it. - Sat Sep 1 2007, 16:26
