Hi Isabel,

North Beach is historically a very stable neighborhood, but right now with the tightness in lending, it is experiencing some price reductions. However, that is true of every neighborhood in San Francisco. I would say that North Beach will continue to hold it's same character because it is tourist attraction. The tradition of the italian delis and restaurants should keep them around 20 years from now and help the neighborhood thrive. I would also recommend focusing on centralized neighborhoods when searching for real estate and North Beach definitely applies.

Hi Isabel,

Yes, Chestnut street is extremely safe and very family friendly. It is right in the heart of the Marina and has tons of shops and great restaurants. No matter what area you are on Chestnut, it is considered one of the best areas of town. Feel free to shoot me an email at peter_brunton@yahoo.com if you have any questions. - Mon Nov 10 2008, 20:40

Hi Sj,

Looks like you have received some pretty good answers below. Have you given any thoughts to TIC's? You have the potential to get much more space for you money in better neighborhoods. - Fri Oct 3 2008, 16:04

close to SF area around 300K?

Peter Brunton answered:
Hi Chris,

This also depends on what type of weather and home you are looking for. If you want weather more closely related to So. Cal, then I would agree that the East Bay would be your best bet for both single families and condos. If you are looking for more "San Francisco" type of weather, I would suggest the Peninsula. You can definitely find condos in the 300k range all the way down to San Jose. Feel free to shoot me an email at peter_brunton@yahoo.com if you have any questions. - Wed Oct 1 2008, 08:24

Is there less inventory as a result of the market slowing down?

Peter Brunton answered:
Morning Michael,

I would say that you're right on about their being less inventory on the market in the central parts of San Francisco. This is partially because of the time of year, but I think it's mainly because of fear. With all the concern about the declining market in most of the country, people are holding on to their properties because they fear they will not get full value. What separates San Francisco from the rest of the country, is that home owners can afford to do this.

Just an opinion though - Sat Sep 13 2008, 09:57
