Hi Stella,

Rhea is correct this amount is the default amount due to the bank and maybe taxes. It doesn't necessarily mean it will be foreclosed. The owner still has time to try and get there loan caught up. They could also try a short sale and help there credit.

A lot of websites pull from the county records and you get raw data.

It depends on the bank. Has the lender signed the final HUD. If they have then it will record shortly after funding and in San Diego county that can be done on the same day.

However getting the final HUD signed can take up to a week. I would ask your realtor whether the final HUD has been signed, and if has not don't fund until it does or you will be paying interest on a home you can't record on.

Hi Dustin,

I think it is a great time to buy property in San Deigo. The interest rates are staying around 6% or under and the home prices in certain areas have dropped as much as 30%. I have a few REO in the North County of San Diego. When these going on the market they are usually sold within two to three days.

However even with being a great buyers market in San Diego, CA it depends on what you are tyring to do. I have some out of town clients buying home here to rent in the winter months and come and enjoy in the summer time.

Hey Amy,

I would recommend you first talk to a good lender with experience with first time home buyers. I have one I could recommend. After the meeting with the lender you will than better understand what you can afford and what it will cost on a monthly basis. Your payment you are going to have to make every month is very important. If more people read the fine print and understood what types of loans they were getting into we might not be in this mess.

Hi Susan,

Yes this home is still available kindof. The home is a short sale and according to the MLS it has an offer waiting lender approval. I am currently waiting for lender approval on a home not to far from there and it has been two weeks and I haven't got an answer. If you want to write on a short sale you have to be very patient.
