I am a native of San Diego and have traveled the world as a Navy Pilot. My love for San Diego drove the decision to choose San Diego as the last stop of successful and rewarding Navy career and the first stop of my second career in Real Estate.
My wife Jackie and I are veterans of fourteen military moves, and we understand the challenges faced in leaving a home, then finding, financing and moving to a new home in a new location. This personal experience sparked my interest in Real Estate. The pursuit of learning turned into a passion and I earned my Broker's license while on Active Duty. I work as a real estate consultant because of that passion and for helping people through some of the most important personal and financial decisions they will make - buying, selling or financing a home.
"Being just 23, with all my friends renting and no one close to me able to guide me through buying a first house, it seemed like more of a long term goal, or even wish, than something achievable now. There is a lot of anxiety attached to real estate, the current market situation, and just finances in general when it is not your area of expertise. All the terms, risks, and rules can be a bit overwhelming like trying to understand a second language without and interpreter or teacher. Then FAM/Noble Eagle happened.
With Noble Eagle Realty, I didn’t just feel like just another client looking for a place, and they didn’t feel like just another agent looking for a commission. I was treated with the utmost respect with one on one attention and felt like my individual needs/wants mattered. There was a feeling of trust and understanding right from the start. All the different aspects of buying a home were thoroughly explained step by step and each part of the process was a smooth transition that left me feeling good about my decisions, never skeptical or uneasy. The way I was mentored, guided and educated through the whole thing is priceless. Not only have I successfully bought my first home, I have learned so much along the way. I feel like I know the basics enough now to be able to help another first time buyer. To at least be able to point them in the right direction and tell them of my experiences and what I’ve learned. Then there’s the major added bonus of making a military family’s dream of owning their first home come true by adding to FAM’s grant program automatically with the purchase of my place. I feel so fortunate to have had the privilege of working with FAM/Noble Eagle not only because my goal has been reached, but I am helping others reach theirs. It is a true “win-win” situation with this organization and I couldn’t be happier."

Donna,
I am sure that you would agree that it is important for you to know your options. Recommend that you determine your goal for how much you would like to net - a combination of sales price less fees and commissions. Once you establish your goal, then develop a strategy and marketing plan to achieve it. There is just too much information to share in this short column. Please give me a call and we can discuss your options in greater detail.
Best Regards, Woody

Mike,
Zero Down payment VA loans are still available up to $417,000. VA loans are available for purchases up to $927,000 with some contribution to down payment. Now is a great time for military buyers to purchase in San Diego. Prices have come down, interest rates are low, and BAH was recently increased. Your VA benefit gives a a significant advantage over civilians that do not have access to the VA loan benefit with 100% financing.
There are many other important aspects of your benefits that I'd like to share with you but there is not that much room for that here. Our company is the only firm I know of that specializes in serving military, veterans and their families. If you'd like more information on your options and opportunities in the area, please give me a call (619) 850-5432. Best Regards, Woody - Mon Jul 7 2008, 17:56
M,
Now is a great time for military buyers to purchase in San Diego. Prices have come down, interest rates are low, and BAH was recently increased. You are also able to use a benefit that civilians do not have, the VA loan benefit with 100% financing. In making your decision, you should also consider the costs of rent or base housing. If you choose one of these options, you will be giving up your BAH, tax benefits of home ownership and any appreciation that the market may experience for the entire time you are in the area.
There is just too much great information that I'd like to share with you but there is not that much room in this column. Our company is the only firm I know of that exclusively specializes in serving military, veterans and their families. If you'd like more information on options and opportunities in the area, please give me a call (619) 850-5432. Best Regards, Woody - Wed Jun 11 2008, 18:35
Manny,
A quick search of the Multiple Listing Servce shows 14 Mills Act properties on the market in San Diego County. This may not be a comprehensive list but it is a good start. Happy to share the search results with you if you send me an email at rhenderson7@san.rr.com. - Sun Jun 8 2008, 11:32
