The Multiple Listing Service is a membership service for REALTORS. It contains all the listings in a geographic area. The SoCal MLS just merged the listings of 5 area MLSs making the largest MLS in the nation and containing listings from Ventura to San Clemente and throughout the Inland Empire.

In making a purchase you would want an agent to represent your interest which are necessarily different from those of the seller. A good buyer's agent will help you find a home that meets your needs and then assist in negotiating the terms and conditions of the transaction. Your agent will make sure that you meet all the contractual obligations of the transaction in a timely manner in order that you do not jeapordize your earnest money. The agents for both the seller and the buyer are paid out of the seller's proceeds from the sell.

While you may be right about prices and inventory next summer, It is entirely possible that interest rates will have gone through the roof - if you can get a loan at all. A LOT depends on passage of the rescue package now under consideration. One think for sure is there are already a lot fewer institutions writing loans which means less competition and higher prices (Interest rates) for those loans.

Whatever you decide to do - wait or buy now - I would be happy to help you find a property that best suits your needs and help you determine its value when compared to the market as it is today. I wish I had a magic ball and could predict what the market will be like next summer but I don't think anyone can do that.

Are you an agent? Since you know the forms by initial and you are planning on using a CBC it appears that you are. If so and you do not know the answer to your question, I would suggest you ask your broker.

Most asset managers at bank REO departments are not authorized to accept anything not within 5% of list price. Your best stratagey is to have a strong buyer's agent who is well informed on market values and then determine what value you place on the property and let that drive your offer price. Many bank owned properties are coming on the market very underpriced and starting bidding wars between several buyers. Without a strong knowledge of market values for similar properties you could end up over paying, or worse yet, under bidding and failing to get a truly good buy on a property.

Hi Madevry,

Frequently bank owned property will show active after an offer has been accepted until all the documents have been executed by the buyer and the seller. When the seller is an institution it often takes several days to get this done. REO listing agents are inundated with work and frequently do not return calls. I would recommend enlisting a buyer's agent to adequately represent you in your purchase.
