To re-affirm, Matt's statement is correct. Often, buyers ask if sellers will lower their price, or more specifically, they ask "how low will a seller go". This is a question that only the seller can answer. If their agent answers that question, he's breaching his responsibility to the seller.
Most people are reasonable. Sellers don't want (or expect) more for their property than it's worth. Conversely, buyers don't want to pay more than it's worth. Often, both the seller and the buyer make judgements based on the market, to assemble what is a "fair and reasonable" offer.
It sounds to me like you need a realtor to help you assess the market, and help guide you through what is considered reasonable. This is part of a realtor's job.
If you don't have a realtor, let me know, and i'll be happy to help you assemble this information. If you do, my advice to you would be to simply judge what is a fair and reasonable price for the property, and put together an offer.
When I have a buyer, and encounter a property that is overpriced or on the market for an extended amount of time, I often have a particular standard of operation when putting together an offer, in an effort to help the seller understand that their home is overpriced.. I am a very aggressive realtor, and I am able to provide MUCH more marketing for a property than anybody else in town. This marketing INCLUDES TONS OF INTERNET EXPOSURE, MAGAZINE, NEWSPAPER, AND TELEVISION. This exposure is difficult for anybody to match.

Your first step is to speak to a lender. I've got several that I work with, and if you need, i'll be happy to refer you to them. They will advise you on your best course of action, in order to buy an investment house with little to no out of pocket. A word of caution though - due to the market conditions changing over the past year, it has become more and more difficult to purchase an investment property with no money out of pocket. But only a lender can truly answer that question.

At this point, you probably need to list sooner rather than later. On average, it takes close to 120 days to sell a house. Some sell faster, some slower, some not at all. Everyone is right, in that the most important factor to make an immediate impact in the demand for your home is pricing.
While renting it out isn't your first choice, it is still a viable option, and better than potentially losing it to foreclosure, short sale, etc. Often, I have clients that try to sell, but if they don't get sufficient bites on the house, they end up leasing.
The important part for you, if you want to lease, is to have an adequate property manager to manage the property while you're gone. This is an ongoing expense, but will provide tremendous peace of mind, and with a new baby, peace of mind is priceless. Even if you're at a small loss each month, it may be more affordable than other possibilities.
