I have been in the "People Business" as a real estate professional for over 20 years in the greater St. Louis Metropolitan Area, including Saint Charles, Missouri. Having helped more than a thousand clients successfully purchase and sell their homes, I now share my experience with other agents. I am a Graduate of the Realtor Institute and was one of the first agents nationwide to graduate from Coldwell Banker University. I also am an Accredited Staging Professional, which allows me to assist our agents and clients with home staging. Hi Linda-
As you can see from the many answers, it should not be a problem to purchase in one name only. Beware that there could be an issue when you get ready to sell, however. I don't know about the laws in Arizona, but in some states, like Missouri, your spouse has rights to the property even if his name is not on the deed. In community property states like this, your spouse owns 50% of the property and has to sign either a "Quit Claim Deed" or a "Waiver of Marital Rights" for you to sell it. Protect yourself by knowing the laws of your state before you make a costly mistake. If you are not certain about how to proceed, consult an attorney. Good luck to you! - Thu Oct 9 2008, 11:09

which way are the trends for house type going?

I am sure that the trends will vary with areas throughout the country. However, it appears that starter to moderate sized homes will be in demand. This type of home will be sought by first time homebuyers as well as the large baby boomer population that is looking to downsize. As they become empty nesters, more and more baby boomers will move from their larger (often 2 story) homes to smaller, preferably one level homes. With more larger homes on the market, and less demand for them, they will become increasingly more difficult to sell, and their prices will soften. Vinyl over Masonite ?

Since the class action suit years ago against Masonite and related products, most buyers are concerned about buying a home with Masonite siding, even if it is currently in good condition. I once owned a home with Masonite siding in Riverwood Estates, and it was badly deteriorated after only 7 years. Eventually I covered it with vinyl siding and when I sold the house a few years later, it was a non-issue. - Tue Sep 16 2008, 12:29

Hi Seller in OP-
The rules on this may vary from area to area in the country. Yes, you can ask him for the list of potential buyers and exclude them from the contract with the new agent. Your old agent will be grateful for your considertation. However, the new agent will probably not want to begin the expense and work of starting to market your home with those exclusions still in place. I suggest you call your current agent and ask him to contact all of the potential buyers' agents again so you will have a clear picture of whether or not there is truly some serious interest.
