Dear Home Buyer. No one really has an answer to a question of value for the future, only what has already occurred answers any questions in this market. Everyone hopes this darn thing will improve! Sounds to me like the home is talking to you. If it meets all of your needs, why wait? Life is too short. Buy it and enjoy it now. Interest rates are climbing, lending is changing on a daily basis and you are right, you may not find it again. Go for it & enjoy - :-)

Hi Lisa, It's a marketing technique. When the bank lists the home for sale at or just below market value it "attracts" agents and buyers. The more agents see it the more buyers see it. The more buyers see it, the better chance of multiple offers. The more offers, the higher the price. The higher the price, the happier the bank. For your price range you absolutely cannot AFFORD not to have a realtor working for you. It's like a minnow swimming in a sea of sharks. IF you are really worried about getting one in your price range - hire an expert. Hire a Realtor. I'm serious. Sales in 92503 since 4-1-08 with a sq. ft. range between 1500-1600 and no other factors since I don't have them sold for $197,00-$349,000. You have to trust that your agent is doing the right thing for you (or you shouldn't be working with them) and you have to go with what is right for you. You'll know. Good Luck Lisa. Also, I noted that you asked about the "buying process". Some people do not realize that buyers pay absolutely nothing for the services of a Realtor. The seller pays the entire commission and only if and when a property sells and actually closes escrow. Then the payment distribution process begins. Many Realtors can work months and months without a paycheck, especially in a market like this where offers are not accepted, buyers lose their pre-qualification status due to changing lending laws, homes fall out of escrow due to short sale problems or foreclosure issues. I'm often curious when I find that the public has some great misconceptions about the process. So I'm really glad you asked this question so I can talk about it a little bit. Thanks. Good Luck.
