Hi Dan,
You have some great choices in the 150k arena. You can get a brand new Ryan Home Townhouse in Chesterfield Co., Hanover and Henrico. The new construction/builder websites are on my blog at http://www.richmondhomeownersdepot.com. As I mentioned in my previous response I can set you up on a MLS client gateway that will send you available listings that meet your specifications. Are you moving through a relocation company?

Hi Dan,
Glad you are coming to Richmond! You will like it here and there are wonderful opportunities for townhouses and single family homes. Right now, government loans are taking a little longer, so closing 45 days after loan application is probably accurate. Loan application occurs after your offer has been accepted by the seller. The more you do up front in getting loan approval is key. I good loan officer will collect all neccessary information up front. (copies of w2's, bank statements, credit report etc.) If your credit score is 700+ and you do not have a lot of debt you will be in good shape. Then once we find a house and make an offer and apply for the loan the clock starts ticking towards the 45 days. Inspections will occur during this time. As your realtor I will handle alot of this for you. If you email me with the specifications of the type of house you would like and the location I will set you up on an email program that will send you MLS listings automatically and will keep you up to date on new listings etc. Also, I can email you a list of mortgage companies/banks in Richmond that you can contact to get your loan started. And I would be happy to mail you a relocation package with information about Richmond if you are not familar with the area. It's great that you have gotten so much response for your question. That's what this site is about. I am a native of Richmond and a Real Estate Agent. I will give you a tour of Richmond without my real estate hat on. I would like for you to see the city yourself and be informed of all of the great areas you have to chose from. Hi Home Buyer in Glen Allen,
Don't give up on the Fox or Munford areas. There is today, 22 houses with a minimum of 3 bedrooms for sale in those areas that are between $170,000 and $250,000. If you do not have a buyers agent you should get one. Of course I would be happy to help. I can email the list to you and show you those that you are interested in. I work at the Long and Foster Office on Nuckols Road so feel free to call me at 935-5936.
It is great living in this areas...where you can walk to stores and be around people that are walking, jogging, riding bikes etc. Good luck with your search
