Thanks for taking the time to look at my profile.

I work by 3 rules everyday.

1- give clients a fair deal, I want to earn your referral.

2- communicate, nothing adds stress to a process like not knowing how things are progressing.

3- walk my talk, no changes or suprises at closing.

90% of my business is generated through referrals of both past clients and RE Agents that I work with. I keep these relationships strong by being open and honest with each client about the options available to them.

Everyone has 1 service provider (financial advisor, doctor, dentist, interior designer etc) that they can't wait to tell people about when the subject comes up. I am looking to earn that place with you- whenever you hear mortgages or real estate you will look forward to tell others about the positive experience you had with me.

My goal is to have a positive impact on the financial lives of everyone that I consult with on their mortgage needs. I say consult because sometimes the best advice is to do nothing when considering a refinance

Peter,
As you are finding out investment property is very different from a primary residence. To find the right financing program it takes more than just the lowest down payment, interest rate or closing costs to maximize the return on your investment. I have a comprehensive worksheet I use to help my investor clients evaluate a property based on their individual plans for a property and its unique characteristics. Do not pay any of these websites for your credit score. Most will give you a copy of your report but not score for free. The only site that uses a scoring model comparable to the commercial model used by lenders is myfico.com. I have never seen a customer pulled credit score come out the same as when i pull them.
You need to get a copy of your report and scores and sit down with a lender who has experience working with clients like yourself who have work to do on their credit. A lender can do this at no charge for you.

Most properties south of Raleigh still qualify for true 100% financing through a government sponsored loan program, not FHA, that has fixed rates and no monthly mortgage insurance. Income limitations apply but if you have limited down payment this could make the difference to you.

When working with investment property there is no short answer because just like every investment whether it is real estate, stocks or anything else it must be evaluated on it's own.
Your plans for the property will determine what kind of a down payment will net you the highest return on your initial investment. Will you rehab and sell, or rent and sell in 2,4,7 years?
