Testimonials
"“Ken found us our current home in 2004 which we love!.. he really listened to our requirements and only showed us houses that fitted our criteria.. which we really appreciated! Ken went over and above to make sure we were happy with our choice.. he's a great guy.. immensely trustworthy and professional and we regard him now as a good friend who we will ALWAYS return to for real estate!”"

"“Ken is an excellent realtor. We have recommended him to every colleague that have come from out of town looking for a house. He is extremely knowledgeable and understand the needs of his clients. He cares that his clients are happy with their choice of purchase. Since Ken has lived in the town for years, we will call him to make recommendations on plumbers, electricians, etc... Ken is extremely helpful and we are very happy that we have continued through the years to keep in touch. If you hire him, you know that you've got the best in the bussiness!”"
Trinh Pham-Dembinski Sat May 31
"“Ken was our realtor for our 2008 home purchase. We moved into a new area that we were not originally familiar with, and Ken's willingness to share his wealth of knowledge about the surrounding towns, schools, homes, safety, etc. allowed us to make informed decisions about our purchase. He is very easy to work with and is very honest, always keeping the best interest of his clients at heart. As a result of working with Ken we were able to purpose a home that met all of our needs.”"

You may want to check out the site below. You will likely deal with zoning construction and maybe even planning but go for it. you may have opportunities to reduce storm water runoff as well as your carbon footprint and save money in long run.

Can I legally pull out of a deal at any time before closing?

Kenneth "Ken" Verbeyst CRS GRI ABR SRES answered:
If you dont have one get an attorney. They will likely call for time is of essence. After this period ends (about 10 days) you should be able to get out of contract but again go thru your attorney. as Cameron states your agent may not be impartial. - Fri Nov 14 2008, 10:38
Kenneth "Ken" Verbeyst CRS GRI ABR SRES answered:
unless specifically instructed by seller not to present offers, agents are bound to submit all up until closing. There may be legal raminifications if seller decides to back out of another contract but that is for the lawyers to deal with. Certainly no harm in your making an offer though. - Fri Nov 14 2008, 08:07

What should I offer on short sale?

Kenneth "Ken" Verbeyst CRS GRI ABR SRES answered:
Offer what you feel it is worth to you and dont fall in love with it until you leave closing with keys. Your agent should be able to give you an idea of value but with out the inspection that number could be way off (ie if plumbing has leaks etc) Market is still dropping and even the banks are aware of this so offers they have refused before could look good now. If it has been on the market for a while at $350 and is worth $350 as other agents believe, it should have sold. (though banks are notorious for slow responses) - Mon Nov 10 2008, 05:53
