On the buying side, it was just plain fun to tour houses with you—which was particularly important given how many properties we looked at over those many weeks! And even though you seemingly knew that the house on Arnet was the one we wanted even before we realized it, we never felt pressured to present a contract.
Your positive outlook and easy-going approach were equally helpful on the selling side. We appreciated that you and the buyers’ agent handled the buyers’ issues with minimal involvement from us. That really kept our stress levels to a minimum!
In addition, we would be remiss if we didn’t note how great your marketing efforts were in selling our old home. Your help with staging the house, promoting the property through everything from postcards to a feature story write-up in the local paper, holding a neighbors-only preview open house, and putting together display boards touting the many special features of the house and the neighborhood were outstanding. No wonder the house received multiple offers above asking price just days after listing it, while other properties in DC sat as fears about the real estate market grew.
We expect to remain here on Arnet for a long, long time, but if we were to decide to move, you’d be the first person we’d call!

Dear Ann,
You haven't missed the buying season. In fact, now is a good time to buy because the interest rates are still low and we don't know how much longer they'll remain this way. If you don't see the houses that you like it's possible that you're not seeing the entire universe of what's out there. Good morning Navin.
The first step is to have your agent research properties sold in the neighborhood (or zip code) that are similar to the house in which you're interetsed to see the actual sale price in the last 180 days (if there are no records for the last 6 months, increase it to a year). Based on this analyses, how many days the property has been on the market, and how much you want the home you and your agent should make an informed decision as to the initial offer price. Keep in mind that most likely you will receive a counter offer, so factor that into your equation. Good luck! - Mon Jul 21 2008, 06:02
