Hi Donna- I don't know for sure, but I would say No- because the quasi- master bedroom is also a den (optional) on the first floor- and I'm sure if there is a bath next to it- it is also accessed by other areas of the first floor. If I can be of any help, please let me know. Thanks and Good luck,

Hi Kevin- This posted in Massachusetts instead of Ohio. On your property, call the listing agent noted. My guess is this is a preforeclosure and probably a short sale and the current seller (homeowner or the bank) will not do a lease/ rent. Thanks, and Good luck,

Hello Darrell. Tough question to answer; most realtors cannot really answer this legally- that's why there's been no responses yet. I'm not an expert of Brockton, but I do know that some of it is quite "iffy" whereas a lot of it is much like most other towns or suburbs. This question is always relative - it depends on what you are used to as a resident. Best bet is to talk to the police precincts in town about the crime rate in different neighborhoods or areas.

Hello Jocelyn- Like others have said, 95 days is not that long these days. Have there been any offers in that time? How much foot traffic? Those are keys you have to know; its not all about written offers in order to determine if the home is properly advertised and/or priced.
What's the average DOM in your town?
Get another opinion on the current true value of your home, and then take 10% off of that value. Statistics show that will help your traffic and your offers.
You might also consider offering an extra 1% to the buyer's agent that brings you the buyer. That's an extra 1% out of your pocket/ proceeds, but maybe will help your foot traffic and interest a little.

Hello Michael- I don't have anything much more to add that hasn't been said, but this is something that I have much experience in and been on every side of with different deals and sales. If you had 7 people-
buyer
seller
buyer's agent
seller's agent
appraiser
town tax assesor
home builder
All measure the SF-GLA of a home, you will likely get 7 different answers and totals. Especially if it has SF added after the house was built, or up in an attic area, etc. The home builder (and most sellers) will use the SF based on the exterior of the walls to the exterior of the walls, even though officially that will be a little high as one cannot live within the wall space; that would not be "living area".
